How I did it: We bought a short sale, and waited 7 months for the sale to go through, multiple inspections, and even paying to replace an AC unit before we closed so it would pass an inspection.  But we finally closed, and it is perfect.  I have a driveway and a fenced yard and a DISHWASHER.  I think I'm a real adult now.
