How I did it: i looked at hundreds of housed in 2 states. i had 4 contracts with money down, and each fell because of problems with termites, and appraisals coming in under the asking price. i just refused to give up. if i can do it, anyone can. the oddest thing for me was, that a lot of large mortgage lending places are going out of business, but somehow i still got a loan. i have a down payment of only 5000.00 and have only mediocre credit. that is what amazed me the most.
Lessons & tips: use the fha loans right now, you can put 3% down and your in. a lot of place can make you a deal to rehab the house for the down payment before you move in.
Resources: i used a lending company that handled every thing, my realtor didn't like it too much but it worked out good for me.
