How I did it: at some point you grow tired of thinking and make a decision and hope it's the right one. i found that the real estate business is fraught with conflicts of interest. very much buyer (and seller) beware. at least, be aware of what you are doing. don't trust the experts. do your own research.
Lessons & tips: don't set artificial deadlines. be flexible. do the math and the leg work.
