I have had my house for sale now for 6 mths,though I am trying to keep hope it’s hard, because can’t move to get married until this is done, my real estate agent recently gave me the st joseph statue, I buried it and said the little prayer that came with it. Did you say the prayer every day? I am still holding on to faith. :)
How to sell my house
How I did it: I met with my realtor and listed the house on March 31st. In a previous meeting he had gone through the comps with me and discussed our local housing market. After figuring out that the price he suggested would be enough to pay off my mortgageand pay a down payment and closing costs for the condo we wanted to buy, I agreed to the price he suggested. He also suggested that I have my house pressured washed, which I also did.
I also ordered a St. Joseph statue which I buried with some solemnity according to the instructions.
I also read a few articles about staging on the internet and went through my rooms removing my personal stuff. After decluttering I did a thorough cleaning.
On a Sunday, at the end of the first week my house was on the market, a clouple showed up with their realtor unannounced. I was in the middle of fixing dinner, but I invited them in and gave them space to look around.
Monday morning we had our first offer. And the rest of the process was just playing the waiting game and dotting Is and crossing Ts.
Along the way I replaced a couple ground fault electrical sockets, bought a new hot water heater, and at the last minute (after I had already left the state), had a touch up job done on the exterior paint. All of which were major trials and tribulations at the time, but a stream trickling under the bridge after we finally closed and my mortgage was paid off and we had upwards of $15,000.00 with which to start a new life.
Lessons & tips: I think this process requires great faith and patience. I also think it helps to keep once's focus on the human scale of things: your home isn't right for everyone but it's going to be perfect for someone, and the buyers are just as invested in buying your house as you are in selling it, so you can proceed with a spirit of good will and willingness to compromise, but you don't have to give away the store.
On the note of faith, like so many others, I swear by the ritual of buryijng a St. Joseph statue and generally approaching the process prayerfully/spiritually as a home is a dwelling for the spirit.
If you can't afford to paint, I'd also recommend pressure washing; it really gave my place a little face lift.
I think what made the process so stressful was that we had already found a new home and put a contigent contract on it and were anxious to be able to move forward with that. But now we feel doubly blessed by the way everything just seemed to fall into place despite the troughs and setbacks.
