i want to own and rent out a property before i am 30

this goal makes me salivate at the mouth ! lol i want it so much! i will achieve this goal before i am 30! i want it too much and it is my dream!

i am doing lots of research, market research, reading various material and publications, property hunting and will be attendig various seminaars to further help me to understand the property market and achieve this goal! i will do it!

there is so much information, options and possibilities. and yes i am aware of all the risks and stress. i can only make informed rational decisons based on the information i gather. will always try to think calmly and rationally because this is a very expensive and costly long term goal but it could prove very rewarding in the long term if done right

thinking about getting a buy to let mortgage instead of a normal mortgage seeing as i plan to buy my first property to let out any way. and the next and the next etc. still looking into the various buy to let mortgage options. whats nice about buy to let mortgages is that the mortgage loan is not based on your sallary but expected rental income etc.

also still want to buy my own property for myself, but not sure about that yet. i am trying to get a better job that pays a hell of a lot more so that i can set my owning my own property and buy to let property(s) goals in motion and also so that i can feel less stressed about making the payments and any other associated costs.

also thinking that if i buy a buy to let property far away i would have to hire a letting agent to make sure that it is a smooth operation and they can deal with any maintenance repairs as well as keep on top of rent payments etc. but that will be if i buy far away. and i need to check the costs of having a letting agent. we shall see.

still doing alot of research and i have 2 areas near me that i have my heart set on that i would like to potentially buy buy to let property in. possibly my own property too

need to decide also who will be my target market. i am pretty confident about that but need to do further market research
so doing that and trying to get my finances sorted and a better job to make my dream and goal come true.

thinking maybe i should buy my first property to rent out to someone else afterall, seeing as the rent i currently pay will always be much cheaper than the mortgage i would have to pay on my own property to live in.

this way i would still own the property and someone else could pay my morgtage.

the rent i pay at the mo will always be cheaper than that and also cos i share w/ someone else.

also once i own the first property as a landlord i could always buy my own property for my self at a later date when i am ready off the back of the first one.

just need to get the doposit for the first one sorted.

which is why i want to look at better investment options for my savings so that i will be in a better position to pay and place a better deopsit on a better, more expensice house to let.

i have a appointment booked w/ an financial advisor to discuss better investment options to make my money grow that will be suitable for me.

i have horrific spelling lol, i can actually spell, just type really fast and cant be bothered to amend the mistakes lol

this will have to be on hold for now, however the goal is still to be completed before i am 30.

i have been thinking about this today, and got to thinking that instead of looking for a first property to buy and rent to someone else, perhaps i should look for one to buy for myself as it is still a good investment anyway and also because i am currently renting and throwing my money away anyway so why should i buy for someone else first, let alone myself?

i reckon i should buy and own my first property for myself and then afterwards, i could still maybe buy another one at a later stage to rent out to someone else. i would still be owning it and it would be an investment, and if i take on a second one then it could be the start of my portfolio.the deadline for owning my first property home will still be at the age of thirty.

besides its nice to know that i own the roof over my head and can make alterations as i please. the only issue with this is that i live and work in a very posh area, therefore ideally i would like to own a home/property in this area as i do not drive, so just worrying about house prices and i am not prepared to move. therefore i have to work at making the ebay/ecommerce businesses a success. i have to have the right products and it has to be making sales

also thinking that i will have to work on the ebay and or eccomerce businesses soon and make sure that all my plans and strategys work out and that it is a success and supplement to my current income, so that i have more buying power/money and leverage when looking for my first home.

have to focus on eccomerce first before even venturing into buying a home as currently i do not have sufficient funds for the area that i live in. its ok …. i love a challenge! interesting times ahead …

think i will book my self into one of these free introductory inside track courses to see what it is all about. must check their website to see when the next one is that is nearest to me. need to find out more out this open plan property buying as i belive the returns are quite good in relation to the deposit and mortgage costs (as they are much less than buying normal properties/newbuilds)but still can be risky.

about 2 months ago, i contacted a morgogage adviser regarding buying a property in a regenrated area according to what i can afford, he sent me a a morgage quote based on what i can afford, and also what kind of return i could expect. i need to go have a look at this again.also need to check on which areas are considered regenerated areas, and target those areas. i know of a couple.

also need to look into auctions and maybe go to a few in future to look at properties and also just to get a feel of the whole auction process etc, u never know maybe i will buy my property in an auction.

i am just looking at all the viable ways that i could possibly own a property to rent. i am on a modest salary, and property prices are huge.

ultimately i would like to expand my property ownership to beyond one and have an actual property portfolio. one of my dreams that i have had for years is to be a land lord and own many properties, including internationally. and to do this as my full time job, working for myself. and to do this along with my ecommerce and ebay sites. basically i want to work for myself and be my own boss and have freedom and hapiness enjoying what i do.

while i am doing all this research, which takes time, i plan to be working on my ebay and eccomerce sites, to have extra money suplementing my salary and also to help me to afford my being able to afford to buy propertie(s). so have to start there. see my ecommerce goal in the list.

i would like to have my first property before i am 30. that is my deadline. i turn 27 in july this year

to have my own eccomerce sites and own properties are my dream jobs working for myself and i have to do this! i have to fullfill these two goals. they are my passions

so exciting times ahead!
