Build my own art studio in my home the next 10 years

I made a visio floor plan and put it on my vision wall. It has the sleeping area, the studio, the kitchen, and the bath. I’m just struggling with where I want to put the hot water heater and furnace unit. I did the whole floor plan then remembered it. I can add a couple more feet onto the length of the house and make it happen, but not sure if I want to do that. I really like the overall plan though. Going to search for the arches I want today online, and go to the tile store for samples of the tile I want for my vision wall.

Remote location, only 1 room with arches seperating the sleeping space from the kitchen, bath, and painting area. All hard wood floors. The sleeping area is raised 2 steps from the studio. bathtub in the sleeping area, and not the bath. 8 foot ceilings in the sleeping area, and 10 foot ceilings in the studio. Kitchen off the studio. Whole building is only 20 X 20. Large windows in sleeping area and studio.
