It should be BE BRave enough NOT to but a house again.
My Offer which was accepted by the seller was not accepted by the sellers bank. They counter offered a very large sum which was approximately 25 thousand more than the original asking price.
I said No thank you.
I got the most prompt reply from my realtor yet. She states she was hoping I’d up my offer to somewhere in-between the two offers.
No. No. No.
I already have to pay closing costs. and HOA dues which are very very high.
So thanks very much but No.
Boy it’s hard to say no to a realtor, who you know is desperate for a sale.
Plan now is to renew lease and start to look again in May 2012. as I think the home prices are going to continue to slump and slump and slump. So no worries, plus I’ve never really been one that Home owning is a “dream” I am just frankly annoyed.
The “arms length document” that goes with a short sale and to provide the letter of pre-approval for the sellers bank to look at. So this is getting closer to reality. I feel intense panic….but then again, I really really do not like my apartment neighbours, nicknamed “Foul mouth Mama” and “elephantine” Foul lives across from me and Elephatine above me. the man below me is very nice.

My Bank is ready to give me the mortgage. The sellers bank is apparently not quite ready to approve the sale.
Gah! So I wait. and Wait.
I was a tiny bit proactive and did email my buyers agent to remind her to contact the sellers agent to try to move along the sale.
The end of this week will be 2 weeks now of waiting on the bank. I hope by the end of the week I will have a better idea.
I saw the homes. I put an offer on a short sale, got the approval from my Mortgage company. Everything went so smoothly and then I sat back to wait because, after all…it was a short sale.
Well. My offer was accepted. I am now under contract, less than 24 hours after looking and deciding. It’s a bit overwhelming.
But…
All sorts of documents need to still be provided. On my side
I need to find all my old W2 stubs and employment stuff.
And I need to have several inspections done.
And I need to steam clean my entire apartment. But I know I wont be getting any deposit back, they just dont like to give them back!
the Bank owned home that I wanted was reduced on Friday by 10K. I took it as a sign and have an appointment to go look at it and another. We will see. I am feeling brave, btu very cautious.
I’m doing a lot more research this time around and have discovered the home I am most interested in is a Short Sale, and Bank owned. One would think this would make it easier, but actually…it’s much more difficult. The price listed is often not the price the bank or seller wants. Usually it ends up being more and takes several months to close. With this in mind, I think I shall call the company that is representing the home and investigate some more. I like the home a lot but…I don;t really feel this intense need to stop renting, especially if it becomes more expensive than it should be.
Home Buying experience turned into a bit of a mess when I went to sell it. Firstly, I moved before I had owned the home for three years. Upon inspection there were things wrong that I had to pay a lot of cash to fix…and so on and so on. So..I have been happily renting.
But…
I love where I live now, and have lived here for 3 years.
I like my job a lot. and have had good reviews so far.
I don’t want to move anywhere else.
There are several bank owned townhomes in the area that seem very nice and are quite affordable.
I have almost enough for a downpayment, probably need to save for about 4 more months, with a bit of concentration.
I’m terrified that as soon as I purchase either the home will fall apart…OR I will somehow have to go to work at a different location.
Somehow I need to get over this.
