manage my rental property better

1. got new tennants for unit a without even trying, also had to spend $1k on new carpet, had to paint and clean and still have work to do to get it up to speed, but the tennants are in and we’ll work it out.

the upstairs unit of the duplex is still having waterheater/a/c leak issues, damn this has been a pain in my butt!

Amanda has moved out and we are all sad. I spent this afternoon digging my tools out of storage and surveying the house to see what needs doing (LOTS). Chris and i put the wood out so i can prime it tomorrow. i will be cleaning, priming, painting, sanding, power-washing, pulling up carpet and ordering new appliances. And that is just the INSIDE! We have to replace the entire front porch too and the garden in back is a wreck actually the whole backyard is a wreck. But I’m oddly excited to get to work on it.

my A unit tenant, amanda, is moving out on june 16th. i may “move in” temporarily and work on the house during the time i don’t have to be in hanover. i am looking forward to being active and hanging out with Chris.

There’s a guy, Dave, who is interested in moving in. He’s trying to get out of his current remaining lease I think. So we shall see.

crap. i forgot, the B unit air conditioner went out and I had to call the A/C guy Mr. Anderson. I need to find out the status of that.

ran down to richmond this weekend to replace drywall and insulation after an airhandler leak that got behind the walls. We still need to do the porch and now the windows are a high priority. the good news is that i should have no tennant breaks when ryan moves out and clarke assumes the lease. amanda will be there for at least another 6 months or so, which means i can head out on the semester at sea gig without that worry!

put in a new faucet for unit B. Yay. $80 bucks. looks good.

Chris put a new door on the A Unit and installed new deadbolts on both the A and B units. The security guy happily took my $700 to get the house re-wired for the ADT system. Damn, its always something! I also need to get a new faucet for Unit B and take care of the Washing Machine Issue.

got a call tonite that someone broke into the upstairs apt. of the duplex and tried to get into the bottom floor of the duplex. Now I have to call ADT and have the whole darn house wired for an alarm. There appears to be a crime wave in the neighborhood with a particular focus on this particular area if not my particular house. Lord willing its just a bunch of kids and no one will get hurt. I told my tennant amanda that if she didn’t feel safe I’d let her break the lease.

got the unit b hot water heater in.
made plans to replace the front porch this summer and buy wood for the back porch to dry by fall.

so the washers and dryers were taken care of and everyone is happy. Now? The damn water heater is on the fritz. Will likely do a replacement on Sunday. Also, I think the leak is fixed and hopefully the water bill will go back down.

I ordered the washers and dryers today and it was expensive! Damn small appliances! But I will feel better knowing my tenants have reliable, aesthetically pleasing amenities!
