I have my downpayment. I know where I want to buy. Only problem is there is nothing on the market. I’m looking in certain nicer areas of the San Fernando Valley in Southern California. Real estate here is a little different than other places. Definitely a seller’s market here, despite the economy. And the little that is affordable gets scooped up by investors who are able to pay all cash who either rent or flip. Doesn’t leave much for me, but I remain optimistic. I’ll keep saving, keep looking, and not get my hopes up. I’ve learned not to get emotional with real estate. Emotions are poison to any investment. Hopefully I’ll have closed escrow on my first income property by the end of summer. I hope the property I buy will be able to generate an income of $300-$500 after principal, interest, taxes, insurance and HOA.

I have an appointment on September 6th to bleach my hair blonde. I’m vegan, so I made sure the salon has a vegan bleach option (no animal testing or by-products). I’ve always wanted to do this but was always too scared. I just accomplished my life-long dream of buying my own house, I just washed my car (after 2 or 3 years of squeegee washing at the gas station to save money) and now I want to finally go blonde.
