Texas is a state that protects it’s citizen’s homeownership rights through their Constitution which may have let them dodge the mortgage melt down bullet.

Four major Texas metros were ranked among the least likely in the country to experience home-price depreciation in the next two years, all with less than a 1 percent chance.
On the list of 50 major U.S. metro areas, San Antonio placed fifth from the bottom with a 3.95 volatility rate and a 4.02 price appreciation in second quarter 2008.
Ranking third from last was Houston–Sugar Land–Baytown, which had a 1.74 volatility rate and a 4.44 price appreciation.
Dallas-Plano-Irving came in second to last, showing a 0.93 volatility rate and a price appreciation of 2.06.
Fort Worth–Arlington came out best with a 0.89 volatility rate and a 3.07 price appreciation.
All Texas MSAs had less than a 10 percent chance of prices decreasing in the next two years.”

is volitile and things looks bleaker than the last 5 years now is the time to set the path for future growth and well being. I am not alone in looking at things this way. There is a builder in Dallas launching a new business based on when he made money in the “1987 Crash”.
Warren Buffet is a prime example…is he sitting back waiting to see what happens? Nope he is following his market saavy and investing in the future. He is not known for throwing away his money.
This is not a time for cowering while others make off with all of our money. It is time to stand up and make calculated risks.

asking about investing in a particular property in Texas. Amazingly I know about property there. I could answer his questions and direct him into an area that may be worth watching.
I have no clue about property here. My heart and interests really aren’t here in the wilderness. Why am I wasting time?

I had my time being a realtor/lender. For years I helped many families get into their homes and I can proudly say the past few years I was not that successful because I did not push people into homes they could not afford.
Of course they chose to listen to the people who said they could afford them. I could not break down and lie to them. Many people told me I was too nice to be in this business. I just couldn’t stand the thought of people losing their homes because of me.
Someday I may reopen this goal but for now I am content to know I did no harm and move into the next phase of my life.

Ambiguity has caused untold distress about this goal. It has been my ideal dream since I was a child to have this business. I have studied and worked very hard to be professional but I have always played it safe as an agent or working for someone else. So of course, I did not make the money, someone else did…while I did the work. That discouraged me.
It’s time to be a grown-up and take my business seriously…

Today I sent my real estate license back as inactive for a while here in the wilderness. The biggest reason is it was costing me $98 a month to keep it active. The broker has been encouraging me for months to send it back. We aren’t a good match so that is probably for the best.
The second reason I sent it back was because now no one will be involved in my real estate investment company expecting a cut of the profits unless I have a partnership agreement with them.

is helping me stay focused on point. Speaking up yesterday about being a Realtor here has gotten me some activity to sell a townhouse and list their home for sale. At least we are talking. That is a definite plus. :)

and my boss is calling realtors about a townhouse for her mother. I jumped up and said we don’t need them. You need me.
She said she knows so many real estate people and they get mad if they don’t use them. I said why be mad? I need the sale. I need money and I don’t have a husband to support me sooo who else would you choose? She said her parents will need to sell their place to buy the condo so it would be a double sale.
I’m feeling confident she will make the right choice for all of us. :)

I had left messages for people to help me with this in Fort Worth over the weekend. Finally my son called me today. Guess he realizes I am serious about getting my business back on track.
He has known me all of his life ;) so he is aware that when my mind and energy align good things happen…all by the Grace of God.

I have found 3 houses in Fort Worth area with a good amount of equity. I have asked my ex if he wants to be a project manager. I have asked my son to run comps and no one has responded.
Guess they are not taking me seriously. That is their decision. This is going to happen.
