I eventually did buy a 3-family house in Syracuse, NY. I was a steal at only $25,000. It needed about $8,000 in work. However, this house is in a lower income neighborhood. Not a ghetto but low enough so that I have a hard time getting tenants in there. It hasn’t been easy. Dealing with property management companies has not been fun. They aren’t necessarily looking out for your interests.
MY RECOMMENDATION: DON’T BUY IN LOW INCOME AREAS UNLESS YOU CAN MANAGE THE PROPERTY YOURSELF.
My other property is a 3-family house in Kearny, NJ. I found it by sending postcards to absentee owners. The previous owner was about 70 years old and gave it away at a very low price. I am putting in carpet and painting. I am selling this house to take the profit and move on.
I figure in my area I need between 10-15 properties to cover my current expenses. I should be able to do that in a maximum of 3 yrs. Wish me luck…..

I have put an offer on a place. I was told I was in the lead. Waiting to hear back from the vendor!
Have got all my paperwork together for the mortgage broker. Am finally ready to go for it!

Since I read Rich Dad, Poor Dad last year I’ve been obsessed with real estate. I’ve been reading books, going to seminars and joining real estate investment clubs. I’ve really been overstudying the whole thing but I am determined to take action in the next couple of weeks and buy my first investment property. I’m looking seriously at Syracuse, NY. It’s a cheap area to get into and there is a good chance for serious appreciation because the area is supposed to become hot in the coming years. We’ll see.
