    The floors were in such bad shape, even after sanding. We had to go with a darker wood stain to cover up the bad spots. But we’re happy with the result, and refinishing was so much less expensive than replacing the floors would have been. Next year we’ll complete the entire project by refinishing the den, kitchen, and bedroom floors, but for now, this goal is done.

    it’s happening as i type this. I got some good advice about having a professional handle this chore instead of trying to do this myself (thanks, Surly!) , so that’s what I’m doing. Got lucky, the BIL of DW’s coworker is giving us a great deal.

    So. Today it’s sanding, followed by staining and sealing over the weekend. We don’t have unrealistic expectations…the floors are stained badly from the previous owners…but we expect a nice outcome. I’ll post pics.

    and gone. There are still several staples and tack strips in the living room to remove. Ready to sand the floors.

    Except…

    Now that this goal in on the list, I may put the floors on the back burner. I’d rather drip paint on the old floors.

    Pulled up the carpet in the hall and the dining room last weekend. I still have some of the tack strips to remove, and what looks like a thousand staples (that were used to hold the carpet pad in place) to pull, and I haven’t even touched the living room yet.

    The floor in the dining room is stained and the finish is long gone, but it appears I can refinish the original douglas fir. I’m hoping the living room floor is in no worse shape. The hall floor has some light staining, too, but no big deal.

    I’m interested to see what the living room floor looks like when I pull up the carpet in there. I have the original house plans, and they indicate there is a large rectangular space where there are no floorboards over the sub-flooring; apparently it was constructed like that with the idea being that one puts a rug in the space. Actually, I hope that’s true; it means less area to sand and seal. And we’re planning to put down a rug in there, anyway.
