Sale the house

We had another couple look at the house the day after the soldier’s contract feel thru and they made an offer. We had to go back and forth a few times to get it at a price we were comfortable with and then they paid for an appraisal and an inspection (about $600 out of their pockets) and then they decided to back out for “Personal Reasons.” We were finally told that the personal reasons were that they are not married and the girl had decided she would rather buy the house under just her name instead of under his and hers. She went on vacation and will be back tomorrow and is supposed to get another contract going with just her name…as long as she can get the loan. She works at a bank so hopefully that won’t be to hard…but we will wait and see. Selling a house is frustrating….I’m so ready to mark this goal off my list!!!

Well the contract with the solider and his wife fell though. She tried to get a loan on her own without his name on it but she didn’t qualify. He is about to be out of communications for a while so they wont be able to get contracts and stuff to him so they are going to have to wait till he gets back to the states which could be 6 months to a year….
But someone else looked at it yesterday and we have an open house scheduled for July 11th…so we will see what happens….

We have a contract on the house!!! A couple made an offer for our full asking price!!! But, we have to pay more in closing costs than we normally would because it is a VA loan (the husband is in Iraq right now). An inspector will come some time next week and as long as he doesn’t find anything wrong the sale will go through!!! And since we have done a lot of work on the house we don’t think there is anything that should send out any red flags. The closing date they set is July 17th so hopefully on that day I can mark this goal as done!!!!!

Two couple had appointments to look last week but both cancelled…one couldn’t get approved for a loan and now sure about the other couple.

We finished the baseboard in the study, entry and hallway this weekend and just need to finish our bedroom, which we will do today or tomorrow. I did a lot of touch-up painting and patched some holes in the study so it is completly finished!! There are a few touch-ups that need to be done in the living room and kitchen but other than that pretty much everything is done!!

A couple who has looked at the house once wants to look again!! The fact that the floors were not finished the last time they looked at it really bothered the wife so they put a contract on another house but something happened and they didn’t get it. Well we finished the floors last night and this morning I got a call that they want to see it again!!! With the floors done I’m REALLY hoping that they will really Love it this time!!! I’m getting my hopes up…..I know I shouldn’t but I can’t help it this time!!

The house has been shown 10 times now and will be shown again today and still no serious bites. The one realtor who said he had a contract still hasn’t actually brought it by. He told our realtor that they were trying to get pre-approved for a loan, so I have a feeling that means they didn’t get approved. I’m trying to stay positive, it hasn’t been on the market a month yet, but I’m so ready for it to sale!! It is nice coming home to a clean house now though…so that’s something positive that is coming out of the whole thing ;)

We listed the house with a relator 2 weeks ago and it has been shown 6 times already!! Our relator is showing it again at 1:00 today! He told me this morning that the relator that showed it Friday said he was going to bring a contract by on Monday, but he hasn’t heard from him again so he is going to be calling him today! I’m trying not to get my hopes up but I’m not doing very good…..

We’ve gotten several calls on the house but everyone wants to rent!! We did show it yesterday to a lady who used to live in the neighborhood, moved out about 6 years ago and wants to move back. She seemed to really like the house and didn’t seem to mind to much that there was still work to be done. She talked to her husband and called us back later that day. They are going to put their house on the market in January and then go from there. Not really holding my breath or anything but you never can tell!

Well I showed the house twice to the same lady and because there is still some work to be done her dad talked her out of it. We gutted the place when we bought it since we were planning to spend the next 10 years or so in that house. But since the Loft opportunity presented its self to us, plans changed and we only had the house about 3 years. So there are still small things that need to be finished up around the house. Things like crown moulding in one of the rooms, corner moulding around the corners in the kitchen, floor that needs to be redone (the toilet broke and flooded the front of the house and ruined the laminate flooring we had already but down), and just other things like that. Things that you wouldn’t really notice just day to day (other than the floor, which we plan to fix anyways) and nothing that would stop you from being able to move in right away. We have a carpenter coming to look in a couple of weeks and give us a quote to just finish up for us. We are just so busy working and getting the loft ready we just don’t have time to do it all on our own.

We put the sign in the front yard last Sunday and have recieved at least 7 phone calls a I showed it yesterday. We are going to try to do this with out a realator….but we will see how things go…
