I have paid off a debt of my former husband’s that unfortunately my name was on as well. Our marital residence also sold this month so that giant debt is no longer showing up on my credit report. I have the credit card debt that unfortunately reemerged down to under 35% of available credit, where it needs to be to help my score. I am really hoping my scores will go up next month once all this has been reported to the credit companies.

How I did it: I lived with my parents for 3 years after college, got a good job, and saved saved saved saved! When the market started to tank, I casually looked around and then found "the one." Who needs a man? I bought the condo with most of my savings as a down payment. It's so freeing to get to decorate all by myself!! Read how I did it…
How I did it: About 3 years ago my "new" hubby and I decided we'd really like to stop renting and become homeowners. With not a lot of cash or credit due to us both making a "fresh start" in life ( round 2) we began searching out "fixer uppers" The best thing we did was to seek the help and advice of a good mortgage broker. He held our newbie hands along the way and gave us tonnes of tips. He found us a mortgage when the banks said no, and the be… Read how I did it…
How I did it: After going through such along processes of searching for a home, obtaining financing, and then going back and fourth between the lender who always needed one more thing, inspections, and finally moving. It was a defiantly a long and difficult process to be approved for the loans these days. Everyone has told us it is very hard to find regular loans with so we went with a FHA 30/yr Fixed Read how I did it…

Its at least a fraction of the reason that Ive not been posting much. Its super crazy right now with way too much to organize on every front.
Anyway the house is coming together in spite of the construction dust. I’m actually getting sort of excited. I’m finally allowing myself that.

We may get our keys as early as tomorrow. Its all a bit surreal right now. I’ve got so much going on aside from this that I havent really been excited… more anxious. I guess of course that is really my personality coming through. I’m always very calculated about such large decisions and there were a few variables the I just didn’t know. I’ve got our payment amount now. Most if not all of the paperwork is done. I think when we start actually moving and getting things set up the way we want the excitement will come.
Soon I’ll need a new goal…

...do you walk away from a property? If there is something in an inspection that has you thinking twice is it just cold feet or a real concern? I’m facing that problem now. The termite inspection came back with much more damage then I was hoping for. There are some structural beams in a bonus area that have me concerned, some serious electrical issues as well as a recalled heater unit for a company that has filed bankruptcy. Aside from that there are some significant cosmetic issues that will need to be addressed eventually. I guess I was just hoping that the only issues were cosmetic and that I could deal with them as I could afford them. Being that it is a 60+ year old house, as are most of the dwelling in the area I’m looking, I guess I just need to be more of a realist. I cannot afford the houses that were well cared for. Anything in my price range is going to have some problems and if its not this house its going to be something else at anther one.
I just wish someone could tell me if I’m making the right decision if we move forward to buy it. :| Ugh.
essgee is feeling old.
Just fired off a snotty email to my local council, complaining about how I keep being refused “affordable” housing because my salary is too low. Probably won’t get much of a response, but it made me feel a bit better. I don’t want to have to hunt around for a new job purely so that I can afford a mortgage.

So we’re in escrow officially as of Friday. We are hoping that we can close the deal in less then 30 days so we can vacate our current residence sooner then possible. Fingers crossed for everything coming out ok with the inspections.
First… how private is this… am I posting to MY goal, or THE goal shared by thousands of others?

no joke.
lesson of the day…
never rent from family.
Today we removed all the conditions to purchase our first home. We are set to take possession in a little over a month. It’s exciting and a little scary…but we’re very pleased at how things have worked out so far. It’s an older place, so there will be a few projects, but it also has lots of great features and I think it will be a great home for our family. I’ll clear this goal after moving day, if all goes well.
I ve been renting homes since I left mom and pa, and I hate the thing you always have to care not to damage the place etc, it even prevented me for decorating the way I liked or change the tapicery etc. I would like to own a house, but I know its a long term goal, because I am broke right now. I don’t care if it would be a big one, though I am thinking having a family, so 3 bedrooms at least!
