How I did it: Pull every dollar together to get a big deposit. Go to a mortgage broker to help find the best deal. Put up with all the drama of supplying documentation to get the loan, but in the end it all comes together. Read how I did it…

How I did it: We had $25,000 in the bank and wanted to put it all on the down payment so our mortgage would be lower. The loan person at the bank did not tell us that was a bad idea. We were first time home buyers. We should have kept $5,000 back for hidden costs. At least the seller agreed to pay the $2,000 closing costs. Houses Shrink If you look at empty houses they seem so big but once you put in your furniture they become much smaller. Make s… Read how I did it…

I love my house…and I hate my house…I got a great deal on it, it’s in a great neighborhood, it serves its purpose well…but I’ve never been in love with the layout, it totally lacks storage, I need a larger garage and a basement, and some finish work could be better…Some of those things can be tackled, but others are sort of set in stone (The finish work could be redone, but in reality, the others are set in stone short of flattening the thing and starting over)...Of course I’ve only had it for four years so I have very little equity in it so selling it would be a bust…hmmmmm
Has anyone here used a mortgage borker? If so, what’s typical commission % you have to pay?
Thank you!

The one with the garden I think is it!! I am in awe at how much this home has to offer…it is truly my “dream home” and I feel a bit undeserving. Hubby keeps reminding me it is in our price range, and we can still afford to keep son in private school….plus the location and nicety of the home would also potentially allow me to in the future teach piano or clarinet, and hubby use the laundry room as a dark room for his photography art. even has AC and a hot-tub. I’m sold.

One has a great floor plan and a guest bedroom downstairs, is next door to some friends of ours, but has a smallish back yard and smallish living room, is on a main drag road through the neighborhood,
One has been sitting vacant for awhile and is move-in ready, in an upscale neighborhood and has had a huge price reduction, good floor plan, but has appliances that need updating, countertops that need updating, and backs to a water drainage basin (currently empty).
The third we are going to look at is also in an upscale neighborhood but appears to have similar floor plan to the other two, and a very large backyard (garden garden!!!)
Nice thing is it is a buyer’s market right now, and some of these homes have been reduced $60,000! We’ll see if we can find the right one!
It was low. Low, low, low. And they wanted me to pay 3% of the closing costs. But they are first-time home buyers and I was told to expect that kind of thing in an offer. I counter-offered but now I’m regretting it. I think I need more money out of my house. I kind of want them to say no to my counter-offer. I think this current market it just strange and I don’t want to pass up anything…but…
well, it will be on Tuesday. The realtor is coming out to take pictures. It is a very scary time and I keep second-guessing myself. I hope I’m making the right decision. I’m going to miss my little house.
i love my new place. Everyday we try a new park for the kids. It’s a fun adventure and I’m meeting some new people and making friends! It’s well worth all the stress it took moving.
