I met with a loan officer and real estate agent tonight. They both work for a first-time homeowner agency. I really liked both of them because they gave it to me straight about what programs I’m eligible for, how much of a loan I could qualify for, and what I could expect.
I filled out paperwork and the loan officer is going to send in my application for pre-approval, and then I get to start shopping!
Another big breakthrough was telling my parents about it. I know they were bummed out at the prospect of me moving, but I know they were proud too.
Now it’s just up to me to wait to hear from the agent and the officer!

i spoke to one of the home-buyer counselors today. he said he thinks that i can afford a little bit more than i originally thought…but i definitely want to keep it on the lower end of things.
i have an appointment next tuesday with the program to look over the options available to me. and i will make it abundantly clear that i want to stay well within my means.
this is exciting though!

I heard back from the first-time home-buyer program via email, and they said I was a good candidate! They want to set up an appointment with me. They also sent me a copy of my credit report and my credit scores are good. I will see what comes of the appointment!

i’ve been saving up more money, but not really doing anything on the moving out or buying tip, until last week. a co-worker of mine had given me information about a first-time homebuyer program in my area. so i filled out the counseling information worksheet and mailed it in last monday. i had to write them a $40 check so they could do a credit check. it still hasn’t been cashed yet.
i think once i hear back from them i will have a good understanding of where i am financially, and whether it is better for me to rent or buy right now.
it feels good to have actually put something into action, even if it is just a minor thing.

Ok. This was on my list for a while. Then the housing market here just went insane. 1 bedrooms for $300,000 and stuff like that. Well, thanks to the crappy market, those same places are about half the price. The market has almost bottomed out here. Since my landlord is raising my rent, my Dad thinks I should look into buying.
I got with a mortgage guy on Thursday. He’s getting me preapproved in the next couple of weeks. (He’s going outta town.) He’s alrady given me a price range to start looking in. Yay!!!

It will probably be just for the investment since I can’t afford to buy one where I live. The reason I want to go condo over a house is because I think they’re easier to rent out in the city I’m thinking of. I hope to buy one in less than a year from now. If only I could afford one in San Francisco!

YEAH! After about two months of searching I have found the perfect place and they accepted my offer last night!!!! It is a foreclosure, I go it for just $75,000!!!! I am beyond excited BUT it is going to take up to 75 days to close…. :( I won’t be able to move intil about July 12th or so….anyway, just thought I’d share :)
