We’re renovating a property…have an interested LONG-TERM tenant!!! The house has been gutted…my uncle is doing the renovations…I’m doing the legal/tax advising…my parents are investors…it’s a family affair!!! Hopefully it’s a successful endeavor…don’t have any idea what we’re doing, BUT we’re not afraid to TRY!!!
How to invest in Real Estate
How I did it: I bought a building lot in AR, and also 5 acres in Colorado, through a friend, and through a company who carried a note. Turns out, that while long term investing might be good for some people, it was not good for me. I had no extra money because of these payments and then when the economy crashed recently, it became clear that I needed to unload it. The Alamosa acreage is for sale on Craig's list, and I got rid of the other, at a loss, but it freed up my cash flow, so it was worth it.
Lessons & tips: I should have just enjoyed the money and worked on my credit score instead.

I feel that this is the best time to do it, but my situation does not afford me the opportunity to take advantage. I need a job, and that is the biggest stumbling block right now. My husband works so hard to keep us afloat financially, I just can not put the stress of additional financial obligations on him.
My goal is to complete this by the end of 2008.

Closed Feb 14. The week before that was a frenzy of interviewing contractors. Pumbling work started on Feb 20. Electric and gas turned on on Feb 20. Target offer for rental Apr 1. Still more work to be done.
We’ve just signed the loan on a house my father in law is selling to us @ 75% of fair market value. We then are going to turn around in six months or so and get a second mortgage and use that to purchase a house at auction. There is a group here in Spokane that is just real estate investors that buy at auction. They want you to own a home and have 20% and they will loan you the rest at a $3000 fee. Then they all meet the night before the auctions and decide who is bidding on what, and they are about 95% of the investors in this area, so you’re almost never opposed. Plus, they do all the research on leins and such, and garuntee their findings. They also work with realtors at reduced rates. My husband is already a member, and by March we’ll be moving into this home! We plan on living in it for less than a year and then selling it as well!
