sell my house

Had a realtor come look at my house today to let me know what I should work on to sell it. He basically said that nobody would even consider buying it with the roof in the state it’s in and that it needs a new one. sigh Have a bunch of calls into roofers and need to call the home insurance company to see if they’ll help at all.

If I ever manage to sell my house, it will give me a huge sense of freedom.

I’ve been through so many usless real estate agents and I think it’s time to take matters into my own hands and try to sell it by myself.

I know it’s not going to be easy considering no one seems to have any money these days, but it can’t hurt to try.

It took an age, my ex made it very difficult the whole way thru. But the house finally went in April. It has allowed me to pay off my small debts, and my ex’s huge one (total other story). I now have a fabulous nest egg for my future, a deposit for another house maybe? Or just some rainy day funds.
It’s given me the chance to take a few months off work without the hassle of worrying about paying the rent. I now going into a new career, part-time to allow me the freedom to spend more time at home, have my weekends free & time off over Christmas!

I am so happy right now!

I now have an offer on the house that I didn’t plan on selling. Problems that could still occur: financial doesn’t go through, appraisal doesn’t come through for as much as my asking price/offer, FHA finds stupid things like window paint and stairwell railings and I have to fix them before the loan is approved.

Roof goes on the house we are selling tomorrow….kids toy to be torn down soon to take with us to the new place. Up to my eyeballs in stacks of boxes. I will likely be quiet on 43T for at least another week as I prepare for the move. The home we are buying will have it’s owners securing a rental for the 1st of Oct, so it makes the possibility of a one-day move all the more likely and being homeless less likely. Closing date/move in date set for October 9th! That is just over 1 week away. Yikes!

Carpeted and tiled some rooms that had damaged floors from a while ago. They look much nicer now! Need to finish removing the old wallpaper so that I can start painting. Yards need cleaned up too. Worried about the roof. It’s in serious disarray. :-/

If all goes according to plan, the house will be listed by the end of next week and vacant by mid October.

We’re on a roll—my buyer got her commitment letter last week and finished off her board package this week. She’s a painter, so apparently part of it is a book of her work! Really cool… I know she’ll be fine, but I’m crossing my fingers anyway…

Final signings at closing….just have to figure out how to pack and move now! Scary thought in the midst of this economic crisis unraveling….hoping the loan still will go through…I hear China is bailing out of the US Economy now….

We’re down to the last detail of the inspection, and it all boils down to the choice of roofing company. Hopefully cooler heads will prevail for all parties…the other realtor is a pit bull negotiator.

We locked in a loan rate fortunately at the right time….we were “floating to lock” early last week and with all going on in the stock market it has been a roller coaster! Fortunately we locked before the bonds skyrocketed (and hence, interest rates!) and got a good rate.

Closing on both homes set for October 9th….and I have not started packing yet!

Just got the inspection back and it looks good! All things on path to a close so far…and the “dream house” we were going to put an offer on, we have bumped the people who were first in running for that house so now we are in first place for that house, with the inspection on that being Saturday. Shooting for a simultaneous close in just a few weeks!
