I’ve updated the website for the house with new pictures now that we have the place furnished and it looks better. Still waiting on some buyers though…

How I did it: We initially worked the "FSBO" option and had a buyer lined up. We moved most of our stuff to storage. On closing the title company pissed the buyer off and he walked away from our handshake deal. Then the market crashed. Then we hired a severly depressed realtor who did nothing for the entire contract...Then we hired another realtor who managed to get us an asking price half way between what we had the first buyer online for and what… Read how I did it…

How I did it: I met with my realtor and listed the house on March 31st. In a previous meeting he had gone through the comps with me and discussed our local housing market. After figuring out that the price he suggested would be enough to pay off my mortgageand pay a down payment and closing costs for the condo we wanted to buy, I agreed to the price he suggested. He also suggested that I have my house pressured washed, which I also di… Read how I did it…
How I did it: Did a lot of delayed maintenance. Painted everywhere. Redid the basement from paneling to a finished painted surface. New ceiling and electrical outlets. Put furniture and stuff in storage to create more space in the living and closet areas. Got a warrenty for the appliances, fixed a leak in the roof, cleaned like mad. Read how I did it…
How I did it: After hiring a realtor to no avail, I posted my own listing on Craigslist. I found my own buyer, forwarded him to my realtor, and made the sellers commission! Sweet! Read how I did it…
How I did it: We packed up everything we weren't using and put it into storage. We cleaned everything. We bought new curtains. We fixed any little thing that needed fixing: put new hardware on the kitchen cabinets, put a frame around our spare room door, painted our spare room, sold the weight lifting machine in our garage, hung a curtain up in our laundry room to seperate the laundry area from the furnace area, touched up the paint i… Read how I did it…

Lost my buyers. Have lookie lous coming to see the house monday evening. That means lots of work this weekend finishing packing the half packed boxes strewn about, cleaning, laundry and getting the carpet cleaned.
Hope the house I like is still on the market when I am finally able to buy.

So Sad.
Let us trust I will have another buyer and be closed on the escrow before the short sale house asks me to commit. Better yet, that I have one and a closed escrow before the other house that I love better is sold!
April 2009 has come and gone and we haven’t even put it on the market. But we are starting to get things cleaned up to sell it, which is good. Our new goal is September 2009.

One reason why I didn’t want to accept the 2008 city set price for my home was the high cost of moving twice.
My buyer and I talked today. I think we have come up with a really creative idea. I am thinking of them moving in here while I move into a transitional place until I buy a house. Kinda a house swap!
Now, because even renting a room was more than my mortgage, this wouldn’t a manageable expense for me. So, what if we simply traded? I kept the bills for my house and they paid for my transitional place? Since they are a family of 5 and I am a family of one and a cat, I think it would cost them the same or less than they pay now.
This way, I would move twice, but without the added expense. I can wait on the short sale house and still have a buyer for mine. If I withdraw from the short sale because I have found a non-short sale house, we could simply move up the close of escrow date. Meanwhile, we can have a long escrow.
We’re thinking it over. =)
CabeRenee is moving!!!! Thank you all for your cheers & I'll be back soon :)
It has been an unbelievable ride these past few months. Hard work, strong emotions, and a lot of faith in a market that is not only unpredictable, but shakey at best.
We have grown more attached as the house became refinished. It is hard to give away something that you have put your heart and soul into, especially when it looks as beautiful as it does.
Overall, we are excited to get on with this next chapter of our lives and into a climate that suits us better.
Hallelulah!!

A bit better….... offer is for the 2008 price (better because they are not asking me to pay any of their costs) and they want possession in thirty days.
Turned the offer down. They wonder if I’ll meet them halfway, about 8k on each side. Seems reasonable, except that I don’t have another house to buy yet and I can’t live anywhere, even in a rented room, for as little as my current mortgage payment. So, the thirty days is a deal breaker.
We’ve been playing telephone tag. My turn to call them tomorrow.
I live in a gorgeous refurbished period cottage, which has part commercial use, located on the High Street in a rural village. I have been trying to sell since end September last year. We had an offer accepted at the end of January by really keen buyers, but their buyer had his mortgage refused; unable to sell their own they have now given up! We have had a steady flow of viewings; many love the house but not the road, as it has it busy times, but if you want a commercial busness then how great! A couple of others have stated they definitely want to buy, then gone cold, decided on other areas. I am totally fed up! When we started marketing the house we put it on at the lowest valuation price and have since reduced it by 30k. We have put loads of money in this house refurbishing it and can not go any lower, as we know we will have to accept an offer; the place looks beautiful and I am getting frustrated now and have got to the stage where I can not be bothered to stress over keeping it spotless and I take everything with a pinch of salt, as you can not trust a thing the potential buyers tell you! Fingers crossed for a move during the summer school holidays, so my boy can settle into his new school at the start of the new school term! Thanks for listening; a good rant does you the world of good!

I don’t think I can accept it. I wouldn’t have enough to buy a real home if I took an offer this low. Having a home in the affordable home program, I really think the person has to pay the city determined price. I know I can accept lower, but not higher.
This person wants me to pay all other costs. I simply think I have to pass the offer by and wait for the next person on the affordable home program list. I think the person pays the city determined price and pays all of their own closing costs. Just as I will have to too.
