Easy enough. Two days of looking and I found the house. We’re finalizing the contract tonight and I should be able to lock in a rate under 5% tomorrow. Yay!!

How I did it: I was lucky to be eligible for a first home buyers grant with the navy as well as the government. I only had 3k saved..... So in Australia with 3k savings, a navy grant of 8k, and a government grant of 7k, I was able to get a 100% loan for $315k... All the grants covered the insurances and fees for having a 100% loan. Yay! Pre approved for $190000. Not bad for a single 20 something. Not going to buy anywhere near that amount, but still impressive.
My realtor is taking me to look at some houses this weekend. Who knows…maybe I’ll be walking into my future first home this Saturday!
I’ve been working on this goal for three years now. I keep getting ready and then getting cold feet. I have issues about waking up everyday knowing it will be mostly like the day before. I’ve come a long way since then , though so I’m finally ready.
I met with me sister (works at 5/3 bank) to get my loan pre approval and she even gave me some Realtors she trusts in my area. Now I just have to find a house.
Procrastinating worked in the end because now I’ll get an $8000 home buyer credit that wasn’t available three years ago and prices are more reasonable.
Really looking forward to buying my first house. I already own an holiday home that i am currently decorating ready for rental. House prices are dropping even more this year so hopefully can jump in there. I am looking to hopefully build on that first one and begin a journey on the property development ladder !(who isnt.lol)

frankly that’s both exhilarating and frightening. although i am physically an adult, mentally an adult, i don’t have the responsibilities of adults from my parents’ generation. (read: mortgage.)
although i am financially independent (as in i have a job and can pay off my purchases while saving some for a raining day), i really want a place to call my own. a place that i can invite friends over. a place with a large kitchen counter so i can buy the coveted KitchenAid stand mixer and Le Creuset dutch oven.
all in due time of course. i hope i will buy the co-op i have my eyes on this year before my current lease runs out in May.

Buying a home is something that is well worth the time, money and stress that you will go through. There is a real sense of pride and accomplishment that can not be replaced. There are so many programs out there to help first time home buyers. Just dont get an adjustable rate mortgage!!!
Heather just got engaged!
I’m putting this on hold. Other circumstances have entered my life that don’t allow for me to save for buying my house. I need to focus on paying off my credit card bills and then possibly moving to Boston next summer. Then maybe I’ll be back on track with this.
I must be diligent to make this happen in 2008. And it will be worth every second of commitment.
