buy and rehab distressed property

There are so many other attainable goals I would rather have on my 43 Things list. Until Adam is making more money I can’t do this goal, and it’s silly to me to have it on here for a really long time.

I’m just itching to buy property in Gary to rehab and either rent out (Section 8 would be an option) or resell. It would be easy to do: you can find property in Gary for around $10k. It would be an adventure!

I want to get into property rehab as a career. I’ll focus on single family homes. I’m not sure where yet. I have to stay on the West Coast. My dad says Washington is a good place for that.

I’m currently working as a construction project manager so I feel comfortable working on this type of thing. I’m also taking construction classes and improving my working knowledge of hands on construction. I intend to leverage a lot of sweat equity and do things myself. I plan on finishing a certificate in construction management and then go on to another certificate program in Light Construction Management and Real Estate development.

I haven’t figured out how I’m going to get the money yet. I’d like to find foreclosures but i don’t have that much cash. Maybe someone does. If you do and are interested watching me work and making some money then let me know.

Now all I have to do is finance the reconstruction.

I’m about to buy a building in my hometown (in PA) for a ridiculously small sum. It’s a 3-storey commercial building on the main street. It was built in 1898 and needs some TLC in order to become part of the redeveloping commercial and arts district there.
